Stavros was a pleasure to work with! He was our realtor when my husband and I moved recently from New York City to Miami. He is incredibly professional and responsive. He always answered my emails and texts promptly and was patient with my nonstop questions. He helped us find an apartment that we love and made a stressful move so much easier. I began the process of trying to find a short-term apartment in Miami by using Craigslist. Turns out it was FULL of scams! So I turned to licensed realtor in order to feel safe about the transaction. I couldn't have been luckier to find Stavros. I was looking for a 3 month lease but the way he treated me, you'd think I was buying a multi-million dollar home! He was incredibly responsive to my emails, calls, and texts, day or night. He made time to spend an entire day with my wife and I (on OUR schedule) looking at multiple units. We had numerous hiccups with apartments that fell through for various reasons but he never gave up or let us become frustrated. Stavros' knowledge of the Miami market was extensive, which was invaluable to us as we knew next to nothing going in. We now have an amazing apartment in our preferred neighborhood and couldn't be happier! Do yourself a favor and let a true professional help you, whether you're renting or buying.

Stavros is different from any agent you will find in Miami Beach. Not only is he knowledgeable about the market and the area, but he is incredibly responsive. I would send him questions about places and he would respond within minutes. When looking at places, he would objectively help me weigh out the pros and cons of each place, very quickly learning my style and what I was looking for in a condo. He persistently tracked down listing agents who would not contact him back, helping to ensure I could see every place in which I expressed interest. When it came time for negotiation, Stavros helped me get a fantastic deal by devising strategies to make my offer seem more appealing. I cannot say enough nice things about Stavros. I was looking for a studio/1 bedroom apartment in Miami which proved to be a very difficult task. After working with 2 realtors with no success, I came across Stavros who was able to find me the place I am moving into. I was really struck by his efficiency (which is greatly appreciated in this Miami real estate market). He responded to my emails instantly and arranged apartment viewings in an organized manner. I also loved his honesty; he was the first to point out the pluses and minuses of apartments. Stavros is thoughtful; he knew how stressed out I was about finding my apartment (I had less than 2 weeks until my move out date to find one) and he was checking in with me constantly, updating me on the process, new listings and such. His interpersonal skills are exceptional; he was very respectful with everyone he interacted with, which facilitated the process of dealing with the landlord, the listing agent, etc. Overall, Stavros made this chaotic process as easy as possible. Wow did I get lucky to pick Stavros as my real estate agent for a property that I recently sold. I was extremely impressed by his knowledge of the area real estate market as well as market trends. He always acted in a professional, honest, and trustworthy manner. Stavros’ skills as a photographer, marketer and negotiator are all rolled into one. Because of this he was able to sell my condo in less than a week for my asking price. There is no question I would use Stavros again if I were to buy or sell.

I can’t say enough about the service I received from Stavros.  Before consulting him I thought I’d be lucky just to break even on the sale of my unit. Stavros came to my home and inspected it, and what I got was a real, honest assessment of what needed to be spruced up in order to command a top price for the unit.  He looked at the home through a buyer’s eye, something I needed and appreciated.  He then conducted an efficient, targeted search of the relevant comparables in my neighborhood and advised me to list my property for 20% higher than I originally intended to.  He then proceeded to personally take amazing photographs of my unit that really showed off the positive attributes of the home. He handled everything from start to finish.  He made me feel like I was his one and only client by responding quickly to any calls or emails and I was never left wondering what was going on.  The end result was that the condo sold quicker than I ever would have imagined, netting me an additional 20% return on the sale!  I would absolutely recommend Stavros to anyone looking to buy or sell their home.

Stavros is a voracious reader about anything that has to do with the Miami real estate market. In a trade magazine he learned of a Florida law that stipulates that condominiums cannot charge in excess of $100 for a renter or a new owner to apply to live in the building or transfer a property. The revelation was shocking because most condo associations in Miami-Dade county charge well in excess of the $100 legal limit. Stavros compiled copious research on condo application & transfer fees from the MLS and took the damning evidence to the Miami Herald, who did a full investigation of the widespread problem and published an article that rocked the Florida real estate market. Lawyers are lining up to file class actions at what is likely to be hundreds of condos. The action will please condo purchasers in luxury condominiums, but the biggest impact it will likely have is on low-income families that are applying to rent and buy condos throughout Florida. In reference to my search for a condo in Miami Beach, Stavros was amazing. He particularly excels at research and negotiation. I set an extreme goal with Stavros to negotiate the sellers asking price down by 20%. I never expected him to get there but he did! Hint: Stavros writes the most comprehensive real estate blog in Miami!
